Mixed feelings. Nice location, free parking, free 2gb WiFi, very friendly personnel... Quality of the room itself (in comparison with price of other hotels around (usually stay I a hotel in cbd) was not adequate. Needs renovation as looks quite ran down. Maybe it was just my room

Quite possibly one of the worst hotels I've stayed in. As an international and national traveller I've seen some debaucherous hotels - and this is undortunately up there with them.
The late night check in process was made almost unbearable by the obnoxious, ignorant and unwavingly inflexible gentleman at reception who hid behind his rouge of hotel policies.
The upstairs area outside the rooms has a dingy old furniture collection that should be in the tip and food and rubbish scraps all over the floor
The room greets you with a smash to the senses with the smell of what can only be described as damp and horrific. I felt more dirty inside the room than I did outside. Stains on the bed sheets, a shower that didn't work, and the simple inability to provide a PowerPoint anywhere accessible to the general consumer.
Maybe I just had all the factors combined of a bad experience - bad staff, bad house keeping roster, bad maintenance roster and a room that hasn't been used in a few months. But it certainly won't be on my list of recommendations anytime soon.

I suppose for the price you pay its ok
Rooms are big but need updating
Shower painful to try and get a good temperature
Breakfast was cold
Parking free when you can get it ( when they are not booked out )

I booked this place last minute as I needed to travel urgently, and it's quite good for the price. You can see it needs improvement but they are visibly improving it bit by bit: the outdoor is being painted and the restaurant is very well presented. Despite the older rooms, everything is in decent condition and clean, sofas, beds etc: in fact the bed was very comfortable and the linens very nice, plenty of towels presented neatly.
Breakfast was $15 and decent value for a hot plated breakfast cooked to order, tea or coffee and a juice.
Staff very polite and helpful, you can see they are taking care and making lots of effort.
Toiletries provided, although no shower gel, but they did provide a mini soap. Perhaps just shower gel and shower cap would be a good addition. Room had tea and instant coffee making facilities.
I'd stay here again.
