Price was good, beds were uncomfortable, and room was noisy. The only HVAC control was a combined heater/blower that always heated if it was blowing. Room was visually nice and spacious. Staff were very friendly and helpful, and spoke good English. Location is close to good food, but not terribly close to the train.

Pro: Central location and great amenities. The bar waiter was wonderful. Decent breakfast buffet.
Con: the walls are thin and the banquets get very loud. I stayed in two separate rooms and both had noise issues. I could hear everything the man did next to us and all the words to the dance music, and we were on the 5th floor.
If you do not get to breakfast when it opens at 6:45am it will be packed.
Very, very overpriced. The rooms are small for what you are paying, the bathrooms are very dated in some rooms. I felt kinda scammed after seeing my room that was facing the inner roof. I had booked 6 months in advance.
With exception to the bar waiter, who was warm and had wonderful customer service, the staff felt lukewarm to me. Probably some of the coldest front desk staff I have experienced.

Decent room size for Japan, although could have been cleaner. Fixtures and fittings seem like they were done 3 decades ago and could do with updating. Air conditioning can't get the temperature down in the autumn. Spa way too expensive, plenty of other options in Kyoto! Decently located place if you can get a good room price.

Good value for money. I especially like the coin laundry since I usually travel many days in Japan. The location is very convenient. Major shopping area is within walking distance.

Very accommodating and friendly staff. The room provided was great. Big room with a good view. Location is great as its close to a lot of restaurants and shopping districts.
