This has been my 2nd stay at this hotel. Friendly and welcoming staff who are very helpful. Location is a great a short stroll to the beach and 30 minutes away from Edinburgh itself. Rooms are spacious and clean. Breakfast is delicious and just what u need to start the day. The use of the leisure facilities is an added bonus.

Extremely helpful staff. Rooms are a good size and very comfortable with lots of facilities (iron, hairdryer, TV, phone, desk and seating area in the room) The room I was given even had a playstation in it which I was very surprised to find. The hotel is also very environmentally conscious. On the downside the only negatives were, the bed was huge although this was two beds joined together which me and my partner never enjoy as you always get the gap in the middle of the bed. The room was also very warm, not that that is usually a complaint. Overall a very nice and well looked after hotel.

Pleasant twin room with slightly smaller bed than expected but comfortable nonetheless. Good spa and pool area with jacuzzi, sauna and steam room. Would have given it Five Stars if the spa booking had been taken properly, however they did not take my telephone number at the time of booking and one of the Therapists was unavailable so had to reduce treatment time. This was my hen do, so I was as you would expect very disappointed by this, however the treatments received were offered free of charge. The Therapist and reception staff were all apologetic and lovely. Did not dine or drink here so cannot comment on restaurant or bar. Would definitely visit again.

Kings Manor is a lovely hotel with reasonable Edinburgh prices. The room was immaculately prepared and the bathroom spotless, with a good supply of quality toilet roll. I didn't use the gym or sauna but they too looked very well presented. The breakfast was self service but nicely catered with everything from continental pastries through fruit salad, cereal and a full Scottish / English selection. The only negative being the haggis and black pudding, which were dry enough to absorb your soul, but freshly squeezed juice took care of that. Situated on the outskirts of town, the area is pleasantly quiet, yet only a short stroll to the main bus routes and train station. Highly recommended.
