This is one of the best title company I have worked with. Its charge lowest fees to consumers. send free remote closer. The service is acceptable. As highly regulated business, I do not think it can run business with out appropriate license like another negative comment say. I have refer tons of clients to it. I can not say it never make mistakes, but always can fix. It is BBB A+ rating
This company saves about $300 to $500 for each transaction compare other title companies.

I wish I could give negative stars to this company. Not being familiar with real estate, I struggle with the words to describe my ordeal with them in way that others who may not be familiar with real estate may understand. Here are some bulletpoints:
*took 3 weeks to return escrow money and 5 requests even after all forms were filed with them
*took them three months to approve or decline to insure a title
*they only declined to insure the title AFTER they had me sign the closing docs
*they had my escrow money and had me wire $25K to their company to buy my house - and when they received my wire on a Friday afternoon, said they couldn't close and never intended to insure the title and they'd wire my money back to me whenever "we sent in all the appropriate release forms" ...after 3 months... after emails saying it was approved... after their own notary came out to close the transaction

Please. If you have any desire for a simple and well executed transaction - don't use this company.

Valero Title failed to complete some important documentation regarding county and state licensing for a closing on a residential property. I followed up with them and never heard back. I followed up almost two weeks later and they had done nothing to resolve the situation. If you have a choice, I recommend you choose a different title company.
