I was a previous tenant with Rodney Long Properties while I attended Salisbury University. Overall, I had a very good experience with his management. I enjoyed the freedom of living in a house, and the surrounding neighborhood never seemed to give me any problems or concern for my own safety. Most of the houses for rent have been remodeled over the past couple years or they are currently in the process which makes me think that they have the students best interest in mind. I would highly recommend renting from them if you are looking for off campus housing for your son/daughter.

My lease was June 1st 2016 through May 24th 2017. When I first moved in I was provided a sheet of paper that allowed me to report any issues with the house, I reported a drywall issue that was existent when I moved in. Throughout living there I had minor issues such as mold beside my bathroom sink, the sink clogging very easily, and my washer having a moldy smell. I called maintenance for all of these issues and they were fixed promptly. Although maintenance is very quick there are some negative aspects to this leasing office. They are constantly building so if you are unlucky enough to be next to a house being built by them you will hear banging, music, and loud trucks early morning through late afternoon. Even though I was renting from them they kept building materials in my shed so people were constantly pulling up in my driveway, parking in my driveway, and going in and out of the shed leaving the light on. They would also use my hose whenever they felt like it without bothering to ask if it was okay which made me feel like I had no authority or privacy on my property. When I received my security deposit back I got 500 back when my security deposit was a total of 950 not including the first months rent paid prior. Random charges were on the security deposit letter that was sent out to me when I moved out for "extra cleanings" and "drywall." I then contacted the rental office by email disputing these charges - and I did receive the remainder of my security deposit in the mail within a month.

Overall, my experience with this company was not good. The house we lived in had a living room floor that literally was collapsing, and had a noticeable difference between when I moved in and when I left. My roommate and I never had any parties, and we always kept the house spotless. I only got $79 out of my over $500 deposit back. They claim it took over 6 hours to paint the house and over 6 hours to clean the house, even though the only paint damage that was there was also there when i originally moved in, so it was nothing I caused. There were 4 rooms including the kitchen, so there is no way it took over 6 hours to clean this house when we left it cleaner than what we got when first moving in. They completely ripped me off for my money in the end, which I do not appreciate because I work full time while attending school full time, so you would think they would try to help the people who actually leave their properties in a good way, but I guess not. I do NOT recommend this company, especially if you are a college student. They also refuse to talk to my roommate or I about the so called "damages" they found on our property after moving out.

Would not recommend leasing through this company. They required one months rent security deposit which was $525 and at the end of it all I received $32 back. When I moved out the house was cleaner than I found it. They told me they would charge me a "small fee" for cleaning during the inspection. They charge to clean the non-carpeted floors which resulted in a $200 deduction so it's almost like why bother cleaning anyway. When I moved in the house the floors had most certainly not been professionally cleaned. They never gave me a water bill even after I contacted the office about it but then deducted that from the security deposit as well (for a five month period). They also charge you to have the carpet professionally cleaned. After that, if it's still not clean enough to their liking they charge $45.00 per hour per cleaner for cleaners to come in. I was told they spent 6 hours cleaning when again the house was cleaner when I left in comparison to when I moved AND I only occupied one room. The other two rooms and bathroom were NEVER used.
